SLOW GOING.
We have put offers on 4 houses now.
First offer, we are the back-up bid on the 2100 sq ft house.
Second offer, was in Cedar Hills area (love the area). This was a flipped house that had been sitting on the market for several months. We were the first offer and they accepted without a counter offer. Then we had an inspection, which came back with major issues: drainage problems (which led to the garage having had sunk 8 inches), foundation cracks, water funneling into the crawlspace, a new bathroom they installed had water leaking from all points of the shower, and the list goes on. It was too much, so we dumped it.
Third offer, we had driven to another house first (which was a dump), then to this one so we were kind of confused about where we actually were (plus it was already getting dark). We got there, liked the house, made an offer. It was countered for $5,000 more. I was feeling uneasy having not thoroughly inspected the neighborhood prior to seeing it, so I went for a drive. I found that I didn't like the neighborhood (no sidewalks, house on a steep-ish hill, the walk-able park really wasn't walk-able because it was so far up a HUGE hill I would never be able to get there). So we retracted our offer. Funny side story: the sellers immediately called our Realtor saying they wished they hadn't countered and would accept our $5,000 less offer. Too bad :(
Fourth offer, a smaller house in a neighborhood and area I really like. We were the first to see the house and absolutely love it (has a small forest area on one side of the house, then back up to a "walking" park, has a great back deck, huge master, great flow of the house and was built in '93 so it's not very old/outdated. It would definitely fit nicely into our meager budget. We are still waiting to hear back from this house. We have had a counter offer (not for price change, but so we know they want to keep the fridge, washer/dryer, and ceiling fan in Master--weird). We accepted the counter offer and now we wait to hear back. It's a short sale, so they can carry multiple offers and the bank will decide who wins. This is kind of a bummer, but we think we may have a good chance at this one it may just take a while.
So this is where we sit. We have seen TONS of houses and are almost to the point of giving it a break (which may come about if this house doesn't work out). I would love to get a house by this summer, but that may not be working out for us. Only time will tell.
Wish us well....

I hope that offer works for you. One of my friends just bought a short sale and got in pretty quickly, so there is hope for a house by this summer! Good luck.
